People treat Equinix as a Redwood City REIT that always sold cabinet space and a cross-connect in a building no single carrier owned.
The first book was a peering room copied from a Palo Alto exchange.
Jay Adelson and Al Avery had built and run Digital Equipment's Palo Alto Internet Exchange, PAIX, from late 1996. Networks met there without one house owning the floor.
On 22 June 1998 they left Digital and founded Equinix, briefly Quark Communications. The idea was a Neutral Internet Exchange, later branded an Internet Business Exchange.
Cisco, Stanford, and Benchmark put in early money. By autumn 1998 the plan called for many sites. The first cash covered only half of one hall.
In July 1999 the first IBX opened in Ashburn, Virginia, on the Beaumeade campus north of a former UUNet site that had fed MAE-East.
AT&T and UUNet were early networks in the building. The first customer contract was signed in April 1999. Revenue recognition began that December.
A Newark hall opened in December 1999. San Jose followed in March 2000.
The Ashburn campus became the busiest public interconnection cluster on the eastern seaboard because each new network made the next network more valuable.
Equinix converted to a REIT in January 2015. The mechanism that remains is a landlord for packets: rent the cage, sell the cross-connect, stay off either side of the traffic.
